Synergy is a full service real estate investment and operating company primarily focused on the Boston market.  We are one of the largest and most active landlords in the city and our growing portfolio of approximately 4 million square feet provides space to more than 400 businesses and organizations.

We are active members of the Boston business community and have been recognized as Landlord of the Year by the GBREB Commercial Brokers Association (CBA).  We are also proud to support numerous organizations that make a positive impact in our city.

Opportunity Zones

Synergy is actively focused on opportunity zone investments in the greater Boston and Worcester area.

The goal of the opportunity zone program is to spur private capital into under-invested, economically distressed communities to create a positive social and economic impact.

By investing capital gains into a qualified opportunity zone fund an investor can realize 3 significant tax benefits:

Deferral: A deferral of capital gains reinvested into an Opportunity Zone Fund until December 31, 2026.

Step-up in basis: The basis for the deferred capital gains reinvested in an Opportunity Zone Fund is increased by 10% if the investment in the Fund is held by the taxpayer for at least 5 years and by an additional 5% if held for at least 7 years.

Elimination: Complete elimination of taxes on gains from appreciation in the Opportunity Zone Fund if the investment is held for at least 10 years.

Synergy Funding

Synergy Funding is our private lending arm. Leveraging our years of real estate experience and expertise, we offer customized financing solutions to best fit the needs of our clients across the following markets:

Bridge: Real estate Bridge loans are short term in nature and suitable for all property types. They fulfill a variety of needs such as a quick turnaround for acquisitions or financing for properties in transition.

Renovation: Ideal for rehab projects, Renovation loans allow investors or development professionals to acquire property in disrepair and perform the needed work ahead of a refinance or sale. We can finance up to 90% of the loan to cost and are committed to fast advances to speed up projects.

Mezzanine: We will work with your bank or larger institutions to find Mezzanine capital solutions that make sense for your project or investment.

Working Capital: Working Capital loans are used by business owners to help finance everyday operations and stabilize cash flow. We provide tailored solutions to ensure short term obligations are met in exchange for liquid collateral.
Hospitality: Synergy’s history in the Hospitality space uniquely positions us to underwrite the operational challenges of the restaurant industry.
